Your tenancy agreement We have created one agreement for introductory tenants and secure tenants. Previously you may have received a new document when you became a secure tenant. This document covers the differences between an introductory tenant and a secure tenant. Please read it carefully and let us know if this is clear.
Our responsibilities to you Rent - rent is due on a Monday and your tenancy is a weekly agreement that runs from Monday to Sunday. Some tenancies may not start on a Monday, but rent will be due from the start date. This may be part of a full week.  If your tenancy starts on any other day but a Monday, your first rent payment will be worked out in proportion to the number of days that week you held your tenancy. A full week’s rent will be due from the following Monday. This will not impact housing benefit or universal credit. All tenancies will end on a Sunday.
Your responsibilities to us

Repairs – we have made it clear that you must report repairs to us immediately. This includes any damp and mould issues.

Charges for works - we’ve identified situations where you may be charged for certain types of work. Please read the proposed agreement carefully to understand these circumstances.

Access for health and safety - we have highlighted when we may need access to your property for health and safety reasons, including for gas and electrical installation inspections along with what may happen if access is refused.

Home improvements and alterations - if you wish to make improvements or alterations to your home, the agreement outlines the steps you must take. It also explains your responsibilities for maintaining or repairing any installations you’ve fitted.

We have added a section around social media and the use of social media (5.12)

This section outlines your responsibilities as a tenant and what we expect from you.  

The repairs section is supported by our Repairs Handbook, which is available online. If you prefer a physical copy, you can request one directly from us.

Your rights

Tenant rights and succession –

  • section 1.0 in Part D outlines the rights of introductory tenants
  • section 2.0 in Part D outlines the rights of secure tenants

We have clarified who can succeed a tenancy. This will apply consistently to all new tenants.

Succession rights for existing tenants will differ depending on when their tenancy began, and which legacy council issued the original agreement. For more detail, please refer to  Appendix A (pdf / 111 KB) of the tenancy agreement.

Where an application for succession is refused, the Council may agree to grant a new tenancy agreement to the remaining occupant. This is discretionary. 

Ending the tenancy

Part E provides details about ending your tenancy.

If you are a joint tenant, it’s especially important to read the sections relating to the termination of a joint tenancy carefully.

Where one joint tenant gives notice to quit the tenancy, this will end the joint tenancy for all joint tenants regardless of which joint tenant gave the notice to quit.

Consideration will be given to requests received from the other joint tenant to remain in the property.
