We have introduced a rolling programme of stock conditions surveys to help us understand the condition and future maintenance needs of our properties. We're working towards holding 100% stock condition data by September 2026.
The data collected provides us with reliable information for business planning and programming of future repairs and improvement schemes for maintaining the council housing stock in North Yorkshire.
The stock condition programme assesses and collects information on the age and condition of components and identifies any Housing Health and Safety Rating System (HHSRS) hazards in your home.
We record this information our asset management database. Any Category 1 hazards identified by stock condition surveying are escalated for immediate remediation.
In line with the Regulator for Social Housing Consumer Standards we are required to make sure homes are good quality, well maintained, and safe under their responsibility and meet the standard set out in the Government’s Decent Homes Standard.
What to expect from a stock condition survey
The purpose of the survey is to establish the condition of the home, and record details of its assets and equipment such as stairlifts, smoke or carbon monoxide alarms and heating systems. This information will be used to create a planned programme of works and help us comply with government regulations.
The surveyor will do a visual inspection of the inside and outside of your home, including, but not limited to, your:
- roof
- doors
- windows
- guttering
- boiler
- kitchen
- bathroom
- garden
As part of the survey we will take photographs of your property. We will not take photographs of you or other people in your home. We are not checking how clean or tidy your home is.
Arranging the survey
We will contact you before the survey to make an appointment for our surveyor to visit.
You must be at home when we visit for the survey. The survey will take about 90 minutes.
If you need to rearrange your appointment please let us know as soon as possible. We understand that not everyone can be at home all day and will be happy to discuss your availability when we contact you to book the survey in.
Does the survey need to be undertaken in all properties?
Yes, it is now a statutory requirement that landlords should have an up to date understanding of the condition of their properties.
Who will survey my home
Surveys are carried out by council staff or one of our contractors. All surveyors will carry identification. Always check the ID of any person you let in your home.
Getting ready for the survey
You do not need to tidy your home before we visit, but you should make it easy for us to access:
- each room in your home
- your loft, if you have one
- built-in cupboard space (such as where your boiler is located)
- outhouse and garden space
You will not need to move furniture or lift carpets.
