Areas of Outstanding Natural Beauty

Part of the western area of Ryedale is within the Howardian Hills Area of Outstanding Natural Beauty (AONB). We make the decisions on planning applications but consult with the Howardian Hills Manager.

Work is being led by Natural England to explore the possible designation of the Yorkshire Wolds as an AONB. The lead authority on this work is the East Riding of Yorkshire Council.

This is in its early stages and as more information becomes available, we will look to publicise this in greater detail on this website.

At a meeting of the policy and resources committee in November 2021, and then the full council on 2 December 2021, members agreed:

(i) we support, in principle, the designation of a new AONB covering the Yorkshire Wolds

(ii) we note the purpose and key stages of the Yorkshire Wolds Designation Project

(iii) local affected ward members represent us at consultation meetings and briefings which will be held specifically for local politicians

Ryedale's adopted development plan

Our development plan is comprised of a number of documents, these include:

  • Ryedale plan - local plan strategy. This sets out how much new housing, employment and retail development should go where from now until 2027. It also guides other forms of development and protects key environmental and historic features in Ryedale
  • Ryedale plan - local plan sites document. This makes site-specific policies and identifies areas of land for specific uses (we call these allocations)
  • Policies maps. These provide a visual representation of planning policies within settlements
  • Helmsley plan. This provides the site-specific policies and allocations for the whole town of Helmsley
  • regional spatial strategy

It also includes the following:

  • Malton food enterprise zone - this identifies certain forms of development which can take place without needing planning permission
  • local development scheme (LDS) - this shows our three-year work programme for producing our planning policy
  • statement of community involvement (SCI) - this shows how we will consult with communities in any planning process
  • monitoring reports - this shows how well our planning policies are working
  • self-build and custom housebuilding includes a register of people who are interested in building their own homes in Ryedale. It gives us an idea of the amount of land needed to meet this need and affects future planning policy
  • community infrastructure levy is a charge applied to certain types of development (market housing and certain types of retail development) which is collected to pay for important infrastructure projects around Ryedale
