The supplementary planning document provides guidance for developers on the affordable housing requirements for all new residential developments.
As a quick guide, the following table sets out the percentage of affordable units required within different sized schemes within the different sub-housing market areas within the borough.
If your proposal exceeds 0.5 hectares you should contact the local planning authority to discuss your case as an affordable provision will be required even if less than 10 units.

Please note:
Where a developer proposes to go above the policy requirement level of affordable housing on a scheme, for example when a Registered Provider proposes a 100% affordable scheme, paragraph 4.61 will not apply. Paragraph 4.61 applies to mixed tenure schemes (private and affordable units) and typically requires the affordable units to be distributed throughout such schemes in small clusters, rather than in a single enclave. This is to ensure in mixed tenure schemes that the affordable houses are integrated into the wider development and are visually indistinguishable.
Distributing affordable homes into small clusters is not possible when a proposal comes forward for a 100% affordable housing scheme. There is a pressing need for affordable homes and such schemes are typically brought forward by Registered Providers or other developers who specialise in providing affordable housing schemes and are often grant funded by Homes England. These schemes are promoted at the discretion of the developer as the local planning authority cannot require schemes to deliver affordable homes over and above the policy requirement.
It should therefore be noted that in such circumstances where a developer proposes to provide substantially more affordable homes than the policy requirement, potentially up to 100%, the distribution of affordable homes into smaller clusters, will not be required.
