Do I need planning permission in the Ryedale area?

Not all building projects need planning permission in Ryedale. Find out if your project needs planning permission as well as where to find advice about permitted development.

It is our job to decide whether a planning proposal should go ahead in Ryedale. That can mean anything from an extension on your house to a new shopping centre.

If you want to do any building work, it is your responsibility to apply for planning permission. You also need to make sure we have given you permission before you start any work.

Not everything needs planning permission.

You would not usually need planning permission if you are just making changes to the inside of a building. It is also unlikely you will need permission for small alterations to the outside, such as the installation of telephone connections and alarm boxes. Other small changes, (putting up walls and fences, below a certain height) may not require planning permission either.

It is likely that you will need planning permission if:

  • you want to make additions or extensions to your property
  • you want to divide off part of your home for business or commercial use
  • you want to build something which goes against the original planning permission for your house – for example, putting up fences in front gardens on an open plan estate
  • the work you want to do might obstruct the view of road users
  • the work would involve new or wider access to a trunk or classified road

If you are not sure if you need planning permission, you can complete a  development enquiry form (pdf / 336 KB) or a  development enquiry form: renewable energy (pdf / 444 KB) and send it to:

Have we removed any permitted development rights?

Sometimes permitted development rights are removed in relation to specific forms of development. We will be able to advise you of the planning history of sites/properties which have some rights removed.

We can also remove permitted development rights in specific circumstances which cover areas of settlements of parcels of land. These are known as Article 4 Directions. They can cover changes of use and or works to buildings.

There is a number of Article 4 Directions in Ryedale. Ones specifically in the Ryedale planning authority area are:

There is no plan associated with the Kirkbymoorside area, however, the affected properties are listed on the order itself.

There are several other Article 4 Directions in the Ryedale area which are within the North York Moors National Park planning authority area, including the following settlements in which jurisdiction is shared:

  • Aislaby
  • Ampleforth
  • Oswaldkirk
  • Sinnington
  • Thornton-le-Dale
